Our "Florida Courtyard Villa" at Tuscan Hills is situated in a secure gated community with its own luxurious "Mediterranean Style Clubhouse"

This fabulous 2,106 sq ft villa has 5 bedrooms, 3.5 bathrooms & a south-west facing pool & hot-tub and can sleep 10-12 comfortably with air conditioning throughout.

GROUND FLOOR
The ground floor consists of a large open plan living area with ceiling fans above the lounge & dining areas. There are 3 sofas which one can double-up to become a "Queen" bed, along with other furniture consisting of a coffee table,two matching lamp tables, lamps, TV, DVD, dining room table & 8 chairs. The fully fitted kitchen seats 3 along its breakfast bar & has a 2 door American style fridge-freezer with ice maker, large oven & hob, microwave, dishwasher, double sink & waste disposal, toaster, blender, electric tin opener, coffee machine, kettle, china, cutlery & glass enough for 12 guests.
Also on the ground floor is a guest bathroom/cloakroom & a box housing the burglar alarm.

An archway leads to the "Master Bedroom" with an upgraded king sized bed, above it a ceiling fan for comfort. The bedroom furniture is in dark wood & consists of a large bed head, matching bedside tables & lamps, drawers, TV & clock radio and an amazing walk-in wardrobe with plenty of hangers! Outside the bedroom is a small courtyard which can be accessed by french patio doors. The en-suite bathroom has a walk-in shower with tiled seat, large bathtub, toilet, vanity unit & a hairdryer for convenience.

Access to the pool & hot-tub is through the patio doors in the living area & opens onto a large 21sq ft lanai with a ceiling fan & light above. The pool furniture has been upgraded, there are 2 loungers, footstools, a round table & 4 matching chairs & these surround the fabulous 26 x 13 ft pool & hot tub/jacuzzi with a waterfall. There is a pool & hot tub cover to keep the temperature warm & the pool clean, even though the pool & deck is cleaned weekly. The pool area is fully screened & a safety fence separates the seating area from the pool for child safety.
The games room can be accessed from the living area & has a 7ft pool table with a table tennis top for added enjoyment along with a dartboard.

UPSTAIRS
The staircase leads up to the other 4 bedrooms, 2 bathrooms & utility room
(housing the washing machine, tumble dryer, iron, ironing board & washing basket)via a light vaulted ceiling.

The second master bedroom has been upgraded to a "Queen" size bed & the furniture consists of matching dark wood similar to the downstairs bedroom, with TV, clock radio, walk-in wardrobe, hangers & an en-suite comprising of a vanity unit,toilet & walk-in shower.

The 3rd & 4th bedrooms both have twin beds, TVs, bedside tables, drawers, walk-in wardrobes & hangers, along with the 5th bedroom, it has all the same in it except it has a queen sofa bed, so this can be used as a TV room for the kids or another bedroom. Along the landing is a cupboard with enough bed linen & towels for 12 guests & the 3rd bathroom with a vanity unit, toilet & bath/shower unit.

This is a non smoking villa & pets are not allowed for our guests convenience. This is a perfect "Florida Courtyard Villa" for one or two families holidaying together.

Tuscan Hills is situated in Davenport on US27 South, just off the US 192, only 15 - 20 minutes from Walt Disney World, The Magic Kingdom, Universal Studios, MGM, Epcot, Animal Kingdom, Sea World, Busch Gardens all off the I 4 close to the theme parks & International Drive. It is only a 30 minute drive from Orlando International Airport & 60 minutes from Sanford. Further away Kennedy Space centre & beaches can easily be accessed, including Tampa & the Gulf coast
Local amenities can be found on US 27 & US 192, just minutes away from the villa. There are banks, petrol stations, chemists, restaurants, diners, bars, take-aways, a massive WalMart superstore, Publix supermarket, shops, hotels, motels & lots more. The retail outlets & malls are only 15-25 minutes away for some spectacular shopping!
